Buyers – How to Avoid Wasting a Realtor’s Time

When purchasing property you need to have a broad overview of what kind of home you see yourself building and living in. You approach a real estate agent with the intention of getting professional assistance from someone who has experience in buying, selling or professionally maintaining property. Therefore realtors deal with clients who are not just you. Everyone that they are giving services to has a schedule to stick to in order to maintain a professional timetable. Below we will be analysing the reasons why and how you can avoid wasting a realtor’s time.

Pre Approve your Property Prior to Officially Meeting with an Estate Agent

If you have not taken the basic first step of pre approving your property from a bank, you are wasting your agent’s time. When you are approved by a bank to go through with your purchase, this shows that you are serious about your plan going forth. This also saves a seller from wasting their resources when preparing to show property to those who want it the most. Remember, you are not the only client your real estate agent has meetings and viewings with and won’t be the last. Respect their time from the moment you meet them up until the last day.

Let Them Do Their Job

Instead of constantly lurking over a realtor’s shoulder and analyzing every move they make, let them do what they are paid to. Being a real estate agent is not an easy job, therefore to get to where they are takes hard work and years of experience. Give them the benefit of the doubt. Trust them with your vision and let them produce the best results possible for your dream to come to reality. An agent knows the market, they know the paperwork, the negotiation process and they know when a deal is good or not. If you are in a position where you also want to learn while buying your property, let it be known from the get-go so that the agent knows how to include you in the process.

Always Be on Time

There is nothing worse than waiting for a client longer than you need to. If you make an appointment to meet at 1pm for a viewing, by 1pm you should be at the gate. You cannot expect a realtor to push back other appointments because of one client who was 30 minutes late. That is 30 minutes’ worth of money down the drain out of your own pocket. At the end of the day, you are paying for every service given by a realtor. Whether it is a meeting at a café or a viewing, any time spent with an agent is paid for.

Make Sure You Hire the Right Realtor

Doing business with someone who does not have your best interest will burden you. When you hire a real estate agent, you don’t go with the first person you find. You do extensive research on their experience and references in order to determine if they are a perfect match for your partnership. This way you will not only be saving them the time of doing a half project, but also saving yourself the pressure of working with multiple realtors on one purchase.
